Rental lease takeover {A few notes; You’d need to be here physically in Xalapa to have a look and take care of ‘admin’ type details. It’s not an AirBNB or short-term rental place. It’s a very local area, as is most all Xalapa. I’d recommend it to someone already familiar with the area and how things work. A solid command of Spanish is needed to interact with the landlord. Most people speak little to no English. It’s on the very low end of rental rates, yet in good condition – not moldy, cramped or gnarly – and in a good area.}

  • Furnishings: fridge w/ freezer – 2-burner stove – 1 small square dining table + 2 chairs – bamboo furniture: 2 small couches, 1 armchair + several throw cushions, 2 large shelving units – 1 wooden bed frame/base (‘matrimonial’), built-in closet shelving units – lots of built-in & wall shelves.
  • Mattress: there was one but I had them remove it b/c it was filthy. I bought a new one 1.5 months ago. It was MX$3000 – letting it go for MX $2000 – will give priority to the next tenant before posting it on FB Marketplace.
  • While not critical, it could use a fresh coat of paint, and you have permission to paint if you want.
  • LOCATION: Calle Jose Diaz is a 3-block-long street between Ruiz Cortines and Avila Camacho, in the downtown colonia (neighborhood) called Tamborrel, 2 blocks from Teatro del Estado (visible from the street-facing balcony). 3-story building: storefronts on ground level, 4 apt. units on levels 2 and 3, total of 8. The apt is on 3rd level. Stairs: regular steps to the 2nd level, spiral staircase to the 3rd level. 
  • The apt is airy and bright. Pub trans nearby. 12-min walk to Parque Tecajetes. Residential neighborhood with small storefronts. Miscellaneous tienda conveniently across the street with fresh produce and tamales daily. Walk, bus or taxi to all the cool downtown stuff.
  • Street parking: safe neighborhood – haven’t had any issues and always find parking near the entrance.
  • Majestic, ever-changing view of el Cofre de Perote from the kitchen windows. I sometimes pull up a chair on the shared balcony to enjoy it. Picture above in page header.
  • Neighbors are quiet, keep to themselves. Young professionals and students.
